Owner of the property is a principal to this transaction and is the developer. The property has received a Tentative parcel Map approval by the City to divide the existing property into 3 separate LOTs. This will be a recorded final map at close of escrow and will have 3 new APNs. The plans allow for a single family residence and an ADU for each new parcel. Specifically the goal in mind was to relocate and remodel the existing house on the property and move it to another part of the lot and construct a new ADU on that LOT (Lot 1). Then you would be able to construct 2 new single family homes of approximately 3500 SF and an 1000 SF ADU on each lot. (Lot 2 and Lot 3) Seller is not paying for any of the permits, this would be responsibility of the buyer. Plans for Lot 1 only will be approved and permit ready. Buyer will need to submit plans for Lots 2/3.

Please note, the new buyer is purchasing the approved and finaled Parcel Map, Approved plans for only 1 lot and 1 ADU. This is specifically the existing house relocation.
