Pre auction offers may be submitted on a standard CAR commerical purchase contract. Pre Auction offers may have any contingency a buyer requests. The buyer’s offer is accepted by the seller and the buyer closes on the purchase of the property no later than November 4 2024 noon PT OR The Buyer’s contingencies are removed no later than November 4 , 2024, their deposit becomes non-refundable and is released to the Seller.
No exceptions to the date deadlines will be allowed.
The Buyer must provide a 10% deposit with their offer, proof of funds to close the purchase and lender approval letter (if applicable).
PRE AUCTION BID INCENTIVE:
The seller agrees to not terminate the existing US Bank Lease and rental income of approximately $300,000 will be assigned to the buyer if the buyer submits their pre auction offer no later than November 4 2024 noon PT and the following occurs:

1. Qualifying round bids are due on November 14, 2024 noon PT
2. Final round bids: The top 50% bids (by price) of the qualifying round bids received, those bidders will be notified by 4pm November 14, 2024, they are approved to submit their Final round bid.
3. The Final round bids are due on November 15 2024, 12pm PT
The qualifying and Final round bids must be submitted on the Braun Worldbid Sealed Bid auction purchase contract.
Escrow Shall close no later than December 15th 2024
Auction day bids are completely non contingent
Seller intends to terminate the existing US Bank Lease and deliver possession of the property vacant at the close of escrow. There shall be no rental income for the benefit of the buyer after the pre-auction term expires. More specifically, there shall be no rental income for the Buyer if their bid is accepted at on November 15, 2024.
